Bridge Investment's 10 Year Anniversary was celebrated in 2024, and the 2024 Annual Report highlights the growth of a small, emerging CDFI into a powerful driver of economic opportunity. 

It was a landmark year for Bridge Investment, tripling its assets size, raising over $2.3 million in capital, and making its largest loan to date.

​Every loan made by Bridge Investment strengthens the foundational growth of low-income communities and sets the stage for that momentum to continue for many years to come.

Over the past decade, Bridge Investment has empowered small businesses and strengthened communities through responsible, affordable lending. In 2024, Bridge Investment celebrated its 10 Year Anniversary, and launched its 10-Year Impact Report. Since our founding, we've closed 111 loans totaling $12.8 million—92.7% of which supported businesses in low-income areas.

Our work has helped:
  • Create or retain 1,285 jobs
  • Build or preserve 1,301 affordable rental units
  • Develop 261,605 square feet of commercial space
  • Mobilized $187.5 million in total project costs

There was strong interest: 15 projects asked for $88.3 million in gap financing, totaling $148.9 million in project costs. Projects came from big cities like Chicago, smaller towns like Mason City, Iowa, and even rural places like Joy, Illinois, showing the wide need for affordable loan capital.
